What can you afford?

Before you start looking for somewhere to buy make sure you have your finances in place. Get a mortgage arranged in principle, and if you have a property to sell ask your local Estate Agent for a free valuation. If you have these things prepared in advance you will be a more attractive buyer.

You will need to find a solicitor or licensed conveyance. If you find something that you like it will make the process smoother if you have this  taken care of this in advance.

Contact local Estate Agents

Register with the Estate Agents in the areas you want to move to. You can do this over the phone or online, but if you are visiting the area it is always good to meet the agent so you know who you are dealing with.

Making an offer

Once you’ve found a property that you like, speak to your agent about making an offer. The better prepared you are, the more likely it is that your offer will be accepted. Is your property already on the market? Is your mortgage arranged in principle? Have you got your solicitor’s details ready?

Remember that you may not be the only interested buyer so if you are more prepared, your offer will be more attractive to the seller.

Arrange a survey

If you are getting a mortgage, the mortgage company will arrange for a surveyor to visit the property you are buying. If they are satisfied with the condition of the property and its value, they will issue a formal mortgage offer.

As the survey has been instructed by your Mortgage Company, you may not be able to rely on its findings if there are any problems at a later date. You may want to consider instructing your own Surveyor to carry out a survey for you.

Exchange and Completion

Exchange of contracts will take place once both sides’ solicitors have completed their checks, and the buyer has paid a deposit. After this you can no longer withdraw from the sale. The solicitors will set the date for ‘completion’. On the day of completion the property will be vacated and the buyer will pay the balance of funds.
